Buyers hoping to get a cheapie in Carmel Valley or Encinitas have had an excruciating experience. Only 14 of the 49 sales that closed under $900,000 last month were south of Carlsbad.
CV makes Carlsbad seem like a bargain.

If the Airport goes as planned, flying out of Carlsbad will be a lot easier than San Diego international.
Also commuting to OC is a possibility from Carlsbad, not so much from CV.

We have been in Carlsbad for 10+ years and we closed on a house in late ’13….Thanks to JtR of course! It is a bargain relative to Encinitas and south. You can get a brand new build (3000 sq ft) in the high 7’s to low 8’s. That is way out of my price range, but for whatever reason people in SD think that Carlsbad is in another state. One of my co-workers was looking in CV, but I convinced her to look at Carlsbad. She kept saying….”ugh, but Carlsbad is so far!! How do you put up with all that traffic?”.
You are right on about commuting from Carlsbad to OC. My wife has been doing that commute for 2+ years. We know several people where one of the spouses commutes to OC from Carlsbad.
Carlsbad is becoming more and more a high tech job center as well,
I have been working with two different Satellite companies in Carlsbad over the last few weeks.
Carlsbad is a sleeper, mostly due to size (106,000 population) and employment center. Fantastic place to retire.
Jim, speaking of Carlsbad, curious to know your thoughts about the new Preserve homes. Sounds like larger lots but pretty far east and difficult to access.
I’d rather live in Carlsbad then Carmel Valley or Encinitas, it’s just such a well planned, well layed out and family friendly city.

I like Encinitas; it has a lot charm and for the most part has retained its original character.
On the other hand, CV is at the tipping point of becoming the Aliso Viejo of SD county.
