Nothing says “I got you over a barrel” quite like making the stove/oven an optional purchase. Because are you really going to pass on buying these homes over a few grand to install an oven?
The romper room is a fantastic idea! The sleep overs will be nonstop.
I can’t get enough of the indoor-outdoor concept. SoCal is a prime spot for this design. A standard size according door is about 15k for just the door!!
It looks like Davidson hit this one out of the park.
how many units in phase 1? How many total units in the development? how many acres is this site on?
I’ll check but I think it is 63 houses. Let’s add this to our test-case file because the entire 92009-resale market will revolve around Arterro for the next 12-18 months, like Watermark in CV.
what kind of premium would you put on these units compared to resale? Wont people pay more for brand new home?

Compare to resale market?
Yes, you would think resales would need to be under brand-new choices, but these days it is easy for sellers to ignore that (and other obvious negatives). Here is a Davidson-built house about 100 yards away from Arterro in La Costa Oaks being sold by an ex-Davidson employee who was the tract-salesperson for these:

This is 20% higher than what you can play for an Arterro Plan 2 today, though you have upgrades and landscaping that will eat up half of the difference.
It makes Arterro look like the natural choice, and as a result they will dominate the marketplace. Every re-seller needs to measure their home up to comparable choices at Arterro, and be UNDER them, not over. But what seller is going for that in February?
Circle back around in May/June and we’ll see if the buyers have had patience, or if they are going to be buying up everything in sight – at any price, like last year.
I have to imagine those homes will sell out fast. 63 homes seems like a drop in the bucket for the overall market. From what I have been seeing they are competitively priced.
Have they built any spec houses just to keep people busy?
I wonder what kind of deposit they want to start building a built to order home?
$25,000 deposit, with April/May move-ins for the eight homes in Phase 1 (four have sold).
With 25 grand on the line you better be sure of your decision.
I wonder if there are any contingencies n the contract that protects the buyer in case he lost his job during the construction time and was unable to get a loan?

I had to back out of a contract once and lost my 1500 deposit. I tried to argue the issue with KB Home but they ignored me. Was cheaper to walk away than get an attorney involved.
Wow, Jim, I’ve gotten say this is one of the first $1 million homes that I’ve really been impressed with.
A lot of amazing features: the kitchen, the double open-windows by the kitchen sink, the gorgeous master bath with huge closet, the massive size of that kitchen island, etc. And I thought my 9-foot, 10″ rough cut granite island was huge–yeah I just measured it. And you’re right, the kids will beg for their parents to buy the house. What kid doesn’t want 4 bunk beds for sleepovers?
Phase 1 will sell out in a blink of an eye…
Nice homes for sure, remember as seen with these upgrades you are looking at 1.3 or so landscaped and all. These will all sell before they are built, get in line. Good seeing you there Jim!
Nice floor plans, but big houses on small lots that the majority immediately back to RSF road?… You’d be crazy to spend $1mil on these.
Any idea what’s going in at the end of Camino Junipero right down the street?
A few things jumped out at me during the video.
– The isles in the first kitchen seemed smaller/tighter than the recommended widths.
– The raised stage platform in the kids area is right next to a low window … doesn’t seem too safe, better be tempered glass with a trampoline below!
– The sconces in the bunks can’t be to code? What small kid isn’t going to mess with the hot bulbs and/or stick something in there … I remember being 4-5 years old on a cruise with beds that had too low sconces. Yep, played with them and got a shock!
– Loved the tile in master bath floor, but again the isle in front of the shower seemed tight.
Did those spaces seem tight in real life or was it the camera angle? Very well staged/decorated otherwise.
