Slower Start in 2013?

It’s early, but the first indications of new inventory aren’t promising for those who have been hoping that the flood gates might open.
Here are the number of new listings of detached-homes in SD County for Jan. 1-5:

Here is the number of new listings of detached-homes in NSDCC for Jan. 1-5:

There will be a few stragglers coming on over the next few days (counts were updated 1/8/13), but the totals will still be well under counts from previous years. The current inventory is as low as I’ve ever seen it – hopefully it has now where to go but up?

The low number of new listings coming on the market, combined with hot sales means that the count of houses not selling has really dropped off. Here is the graph for Carmel Valley houses-for-sale:
