Appraisers who are moving fast are going to rely on this comp. The other for-sale sign is in front of an expired listing that was listed for $1,075,000 for 2,292sf.
750K. Train, hwy/ambulance, water issue in front. Plus, not a single floor home. Old folks have to walk the steps. Nice location. I’ll give a little premium for newer construction. Train is biggest factor — when people see an issue like that they’ll stay away.

$875,500. Love the fact it’s just down the street from Claire’s! But the train is a major issue.

This is a toughie. Location is fantastic. Who cares about trains and noise when you can walk everywhere? Its the price of urban coastal baby!
But those floor plans suck. The upstairs is ok, but the downstairs is like a cave. Plus, there is NO parking for when your friends come to visit. Hard to see this going for anything close to a million.
My guess – $929,000.

Here’s a possible head fake for the appraiser.
None of these row houses have sold in the last year, according to the MLS.
But this one below just closed in December. The square footage is almost identical, it’s newer, but it’s on SOUTH Cedros, not north:
