CV Contest
Here’s a new REO listing with some pop in Carmel Valley.
Guess the sales price in the comment section, and the closest will win tickets to a Chargers game – it might be one of the last times to see them play in San Diego!

Sells for $929,500
SD_Coastal | August 31st, 2011 at 3:23 pm1.12 million. It seems small for 3400 sf.
mybleachhouse | August 31st, 2011 at 3:52 pmBidding war takes it to $1,111,111.00
swm | August 31st, 2011 at 3:53 pmMy guess is $935,000.
Kwaping | August 31st, 2011 at 3:58 pm$1,143,687, final answer.
bubblenerd | August 31st, 2011 at 4:39 pmMy guess is $918000.
fcc | August 31st, 2011 at 4:49 pmI don’t like the downstairs bathroom ceramic, but the stone throughout the house is very nice (maybe with the exception of the DARK shower). Somebody did a good job choosing the stone–they didn’t just grab whatever was for sale. The kitchen is nice (not at all dated) and the upstairs bathrooms are nice, too.
This one looks really good.
Amy P | August 31st, 2011 at 5:05 pm$1,065,000. My guess is with a $417,000 conventional loan.
Kingside | August 31st, 2011 at 5:20 pmI say 958K
Anyone want 1920s spanish right on the bay?
Bit of charm. Dont know what the hood is like here? Rentals? Also takes forever to get to the freeway

LM | August 31st, 2011 at 5:32 pmfcc,
Do you have any friends that might want to buy it?
Amy P., Would you like to guess at the eventual sales price and get in the running for the Chargers tickets (or Padres if you prefer)?
Jim the Realtor | August 31st, 2011 at 5:51 pmMy guess is $1,080,000. I would be surprised if it sells for less than $1M.
dejams | August 31st, 2011 at 5:58 pmThe trick with these seems to be to wait until just before closing, and pick the 95th percentile – or so – of the guesses here. Of course, that’s unsporting….
I’ll guess $1,129,995.95
NateTG | August 31st, 2011 at 6:17 pmThe winning guess is $1,116,500.00. This after two failed pendings because the bank can’t make up its mind.
Daniel(theotherone) | August 31st, 2011 at 6:26 pm$1,045,000 is my best. Sellers bragging rights for “Over a mil”.
Jerry | August 31st, 2011 at 6:28 pm$956,000
Give the tickets to some young fans out there. I won’t be able to make it to the game, I’m in New York.
Spider | August 31st, 2011 at 6:41 pm$1,029,900 — should do it.
Gregory | August 31st, 2011 at 7:23 pmJtR,
Thanks for the offer!
I’m not participating since I’m not local and don’t have a feel for your market. I’m in Texas, and our prices max out at around $100 per square foot.
Love the videos!
Amy P | August 31st, 2011 at 7:26 pm$1,075,000. I’ll make sure it closes at this price.
Justin D | August 31st, 2011 at 7:36 pmfinal sales price will be 1 million!
casanova | August 31st, 2011 at 8:48 pm$1,058,000 is my guess. Fingers crossed.
Michael | August 31st, 2011 at 8:49 pm$975,000, and send some deserving kids to the game if I’m right.
A lot of people are going to see this house as needing some updating/upgrading. The new carpet looks like the FHA grade and there are too many different types of flooring. The second bath upstairs is too narrow. The cabinets look like they have been painted and then modernized with satin nickel hardware. The granite and marble are too different and I personally dislike the marble.
Another Investor | August 31st, 2011 at 8:51 pmI’ll say $968,500
ocsecondhome | August 31st, 2011 at 8:53 pmMy guess is $989,500
JRB | August 31st, 2011 at 9:04 pmI would say $1,055,999
Records clerk | August 31st, 2011 at 9:20 pmMy guess:
$981,103
College joe | August 31st, 2011 at 9:24 pm1.2 million is my guess. Im in Indiana, so if I win find a couple deserving Charger fans and give them away.
bobfather99 | August 31st, 2011 at 9:24 pmMy WAG: $940,000
Jay the Realtor wannabe | August 31st, 2011 at 9:25 pmInteresting to see several guesses over $1,000,000 – have we been too pessimistic in the past, like NateTG mentioned?
There are two comps this year on Cloverhurst that have sent the neighborhood spinning:
http://www.sdlookup.com/MLS-100073232-10922_Cloverhurst_Way_San_Diego_CA_92130
http://www.sdlookup.com/MLS-100071915-10982_Cloverhurst_Way_San_Diego_CA_92130
The momentum plus resort-style pool caused this buyer to pay a big pop for a property that backs to Carmel Country, a busy four-lane street:
http://www.sdlookup.com/MLS-110014049-10871_Cloverhurst_Way_San_Diego_CA_92130
Those that have experienced the canyon setting on Cloverhurst might agree that it deserves a big premium for its very tranquil feeling, with interesting night lights way across the way. The new REO listing doesn’t deserve the same or similar premium.
But the next-door neighbor’s price is going to be the greatest influence, even though they probably think that they paid too much now.
Jim the Realtor | August 31st, 2011 at 9:28 pmI’m going with $1,025,000. Nice new picture Jim!
IRE | August 31st, 2011 at 9:37 pm$993,000…Go Bolts!
Dave E | August 31st, 2011 at 9:50 pm$964,890! Nice, sleek feel though that bath upstairs is tight.
Profhoff | August 31st, 2011 at 11:02 pm$1,150,000. It’s Carmel Valley!
Mojo | August 31st, 2011 at 11:14 pmPut me down for $951K. Stay Boltz!!!
big perm | September 1st, 2011 at 12:34 am$1,113,000; don’t know how I’m going to collect the winnings, being that I live in Philadelphia.
Goldwater's Ghost | September 1st, 2011 at 4:31 am“Interesting to see several guesses over $1,000,000 – have we been too pessimistic in the past, like NateTG mentioned?”
I’m not sure pessimistic is an appropriate adjective: Those of us who are looking to buy would see lower prices as a positive. And, I expect, Jim and other RE agents want to see lots of volume – but don’t really care that much about price.
Moreover, it seems like the house should sell to the people willing to pay the most for it. So, if the comentariat is roughly representative of the buyer population, then we would expect the price at the top of the range.
NateTG | September 1st, 2011 at 5:15 amI will give it a try $1,020,200. Bolts game would be nice!
JimT | September 1st, 2011 at 6:12 amPrediction #1 $989,500
Prediction #2 Broncos 27, Chargers 17
clearfund | September 1st, 2011 at 7:06 amTebow Nation!!
My guess: $1,105,500
Donate the tiks to some deserving youngsters. Since the Bolts will be coming to LA, I’ll have ample opportunity to catch em.
rodeman | September 1st, 2011 at 7:46 amJim, I am going to say 989,000. Great job on the videos! By the way, my wife says you need to remember your sign off “I’m Jim the Realtor” at the end of your videos. She says every great broadcaster has their own way of saying goodbye and that’s yours!
pwheat | September 1st, 2011 at 8:31 am$959k (I’ll take the Green Bay game)
GameAgent | September 1st, 2011 at 9:11 amI was going to guess $989k, since that has already been taken I’ll go with $985k.
mtb | September 1st, 2011 at 9:32 am979,500 is my guess.
SDNY | September 1st, 2011 at 9:49 amI agree about the first floor flooring. Should be wood throughout. Who would put good looking wood in the kitchen, but then cheap carpet in the dining room?
While watching, I kept thinking $967 should get it done. Though I suspect someone will fall in love with it and given the small inventory, it could well get bid up over $1M…
FreedomCM | September 1st, 2011 at 10:13 am$1,025,000 is my estimate . A beautiful home…..
Patriots fan | September 1st, 2011 at 10:14 amBuyer will only be able to say he stole one from bank if it’s under a mil, so 999,500.
livinincali | September 1st, 2011 at 10:19 amHaven’t a clue about CV, but may I suggest: if one of your out-of-town fans wins, that the Carlsbad Boys and Girl’s Club might be happy to take the tickets?
shoppingaround | September 1st, 2011 at 11:38 ammy guess $975,800 ($320/sf)
pepsi | September 1st, 2011 at 12:30 pm$1,050,000 even though I know nothing about CV…
looking | September 1st, 2011 at 12:51 pmMy guess will be $988,800….
Oracle | September 1st, 2011 at 1:41 pm$1,010,000–school is in session.
KO | September 1st, 2011 at 1:54 pm$900,001 today in cash
CIAHOLE | September 1st, 2011 at 1:56 pm1,300,000 easy. Probably higher
Broncos, Broncos, Broncos !!!
Waters End Owner | September 1st, 2011 at 2:11 pmI’d expect the final sale price to be $1.043M.
MoJo | September 1st, 2011 at 2:17 pmGreat post BTW Jim. Paints a clear picture and relays most of the basics in a few short minutes. Keep it up.
$1,239,000.
Its a nice house, but I would rather have half the house and twice the yard.
Ray Ong | September 1st, 2011 at 2:52 pm$899,999- are the cabinets from ikea?
CVwatcher | September 1st, 2011 at 4:16 pm$1,250,000 something about a fool being born every minute…
David | September 1st, 2011 at 8:48 pm$1099k
DNR | September 2nd, 2011 at 12:15 amCharger power!
$957K should do..

LCJIM | September 2nd, 2011 at 9:52 amJim, my guess is $1,035,000. Since I’m late again and I don’t think anyone has guessed this range yet.
Myriad | September 2nd, 2011 at 12:55 pm994,500 go Bolts!
stryker88 | September 2nd, 2011 at 1:02 pm$1,123,500. Never been to chargers.
Jason | September 2nd, 2011 at 1:10 pmOverpriced for CV but I’ll guess $1,019,000
MDS | September 2nd, 2011 at 2:25 pmI’m not sure pessimistic is an appropriate adjective: Those of us who are looking to buy would see lower prices as a positive. And, I expect, Jim and other RE agents want to see lots of volume – but don’t really care that much about price.
Moreover, it seems like the house should sell to the people willing to pay the most for it. So, if the comentariat is roughly representative of the buyer population, then we would expect the price at the top of the range.
Except this is a contest to guess the sales price, not what each contestant would pay for it.
Jim the Realtor | September 2nd, 2011 at 2:28 pm$1,200,000. Just because.
Shea | September 2nd, 2011 at 2:29 pm$1,021,000 Quick Close

Peavy | September 5th, 2011 at 7:03 amIf it’s not too late (still catching up on JtR posts), I’d estimate $1.05M.
Jeeman | October 24th, 2011 at 3:34 pm
