Hi Jim: What does it take to pick up a house on the courthouse steps. Do you need to be all cash? Can you use conventional financing? Lexington at $850k would be great deal.

Yes, all-cash, no inspections, no title insurance, and be liable for unpaid taxes.
You mentioned that a house on Ocean Front Street in Del Mar was purchased by someone with an Arizona mailing address. How did you find out this information? Is there a public website to access information about who owns a house in San Diego County and its characteristics (sq feet, bedrooms etc)? I went to the SD County Assessor’s website and all I could find was barebones info about properties that had recent sales. Take a look at the Maricopa County Assessor’s website and the info that comes back to the address of the purchaser of the house on Ocean Front St. You get all kinds of detailed information. I think San Diego County should have something similar.
There was numerous parties interested in that Lexington property at the courthouse steps but no takers due to the bank putting a high-bid on the property of $1.07M

Wow, they were only owed $1.03 in April, including all back payments. They must smell a big payday coming?

Happs, in California the web sites do not list owner’s names and addresses. You have to go to the assessor and/or recorder’s office and use the public terminals there to get the information.

Those “non-buyers” on the courthouse steps probably knew something about that house that no one else knows about, or past experiences tell them something’s seriously not right here.
Time will tell if they were right to pass on this one. I say they were.
