Sammy
The banks don’t adjust their pricing much for houses with upgrades – the agents and appraisers are moving quickly and don’t look too hard at how the comps really compare.
But do buyers look any closer?
Those who are paying close attention can pick off an occasional REO that is priced with the rest, but has new carpet/paint and another $20,000+ in upgrades – plus peek ocean view on a culdesac!

Nice looking home…
GameAgent | November 22nd, 2010 at 8:32 pmNice house, questionable lot. What I can’t figure out is why you titled this post Sammy.
Thanks for the PB coverage, btw. Can you leverage your influence to make the city provide better access?

Jim the Realtor | November 23rd, 2010 at 7:11 amWOW you mean i get $20k in upgrades on a $150k house but i am paying a million dollars for it…ok..how am i getting a deal…?
betty gugler | November 23rd, 2010 at 11:12 amI’d rather pay $20k less and do my own. In most every house I’ve ever owned I’ve had to spend time and money redoing some previous owner’s “upgrade.” What’s especially annoying is having to undo an “upgrade” on an older house to put it back the way it was in the first place.
GeneK | November 23rd, 2010 at 11:59 amBetty Gugler, the video did state that this house is listed in the $800′s, not a million. Do you really think that this house is worth only $150K? I’m not bullish on housing, but we’ll never see the day that this house sells for $150K.
Maybe San Diego just isn’t the right place for you. Or maybe you’re gonna rent for the rest of your life.
FutureRSFbuyer | November 23rd, 2010 at 7:36 pmBTW, noticed that 4773 El Mirlo sold for $1.685 million.
FutureRSFbuyer | November 23rd, 2010 at 8:33 pmI’m with FRSFBuyer…there is no way that house will ever be $150k. There are crack houses in San Diego that sell for $180k.
Is $800s questionable? Sure…but I know several people who would jump on that for atleast $550k and on up.
