This youtube video shines the spotlight on Carlsbad’s La Costa Oaks development, one of the four villages subdivided by Morrow Development (La Costa Valley, La Costa Greens, and La Costa Ridge are the others). As with other tracts sold at the peak, there is plenty of noise in the data, challenging buyers to make sense of it.
Southeast Carlsbad’s 92009 zip code is physically about the same size as Carmel Valley’s 92130; 20.2 sq. mi. to 19.7 sq. miles. But 92009 has about 66% more homes than CV, so the foreclosure stats showing them having twice as many NODs and NOTs isn’t that drastic (the stats in video says “Carlsbad”, but they are just the 92009 foreclosure numbers):

AMT made a model kit of the red 1965 Sunbeam Tiger roadster Smart drove in the opening credits. Complete with a hoard of hidden weapons, it is the only kit of the Tiger and has been reissued multiple times as a stock Tiger. The start of the 1968–69 season put Smart in a light blue Volkswagen Karmann Ghia for the opening credits as Volkswagen became a sponsor of the show;[9] the car never appeared in the show itself (in the short-lived 1995 TV series, Smart is trying to sell that car through the classifieds). In Season 4 (1968/1969) Max continues to drive the Tiger but is also seen driving a blue 1968 Ford Shelby Mustang GT500 convertible with a tan interior in the episodes “A Tale of Two Tails” (Episode 7) and “The Laser Blazer” (Episode 10). In Season 5 (1969/1970), Buick became a show sponsor,[9] so he drives a gold 1969 Opel GT with a new phone: a giant rotary telephone dial covering the steering wheel.
In the Black & White pilot episode, Max drives a Ferrari 250 GT Cabriolet. This car was never again seen after the show was picked up.

Walked through it as an open house over a month ago before the second price drop. It has a nice courtyard with bar and kitchen but no ocean view or anything spectacular. It was bought a year ago for $950k, and the sellers were originally asking over $1.25m. They’ve now aggressively dropped the price a third time – obviously looking to dump it. I’m interested to see how this YOY ends up.

That was back in Jan-Feb time frame and it’s still not closed. Not sure we would have wanted to wait it out this long anyway…
I’m not looking forward to the search again when I get back. Doesn’t sound like it’s getting any easier.
