JoJo | August 25th, 2010 at 6:18 pmI see CV as more of an “option” or covered call. Most will refinance out to 75-80% LTV, so they will have at risk cash of around 200-250k.
Most people that live this type of lifestyle would be spending 3-4k a month rent. So they figure if it does not work out they enter into the “free rent” program or better yet the “free income and free rent program” for 2-3 years and recoup the down payment.
Would be intersting for JTR to have a follow up, on how many buyers who paid all cash, dont cash back out with 4-5% money, even less after tax deductions.

Tell Rich congrats on the sale. Meanwhile… I did notice that the house he sold was on a corner, i.e., street on front and one side. Got me wondering about your take on the percentage price dings on various locations, including corners like that, “top of T’s”, etc.

clearfund | August 26th, 2010 at 7:56 amI thought corner lots were considered premium lots, assuming neither street is a busy one. If the lot is big enough, you can add RV parking or a second garage (replacing a smaller one). The lots are usually bigger than your neighbors’ are. You have one fewer direct neighbor and one fewer diagonal neighbor. You also get more on-street parking.
Geotpf | August 26th, 2010 at 6:47 pmI agree with gdd that the registered sex offender living on Fairwind Ct is a big problem and would negatively impact most buyers with kids. JTR- it’s much closer than a mile … maybe 10 houses or so away. I know many people who live on that street and they’re not happy about the situation. They’ve even had the news crews up there recently interviewing upset neighbors; they’re ticked off that he lives so close to the new Ocean Air park. Massive power lines which are maybe 150 yards to the west are also an issue. If you stand in front of this house you might hear the buzz.
