A superb paint job. A craftsman for a Craftsman?
rodeman | August 8th, 2010 at 11:16 amNice residential exterior paint video. The Hub will appreciate seeing this, he is an accomplished automotive and residential painter himself on occasion. I’m just a “whipping boy”.
Sol | August 8th, 2010 at 12:29 pmYou scared me with that headline of “flipper paints house seven colors.” But that’s a gorgeous job anyone would be proud of.
Dwip | August 8th, 2010 at 1:37 pmHow much did this paint job cost and how much does he think it will gain in the sales price? Inquiring minds . . .
emmi | August 8th, 2010 at 7:35 pmNot sure about the cost but he does a lot of the work himself. These stats are on his website:
9.5 days of grinding and sanding.
117 tubes of caulk and 4-5 days to apply!
35 gallons of Kilz for a base.
Jim the Realtor | August 8th, 2010 at 8:55 pmAnd Tom is headed back to San Diego — so he’s going to be exercising his outstanding rehab skills in America’s Finest City.
I hope he finds some houses that give him full rein to his talents.
enplaned | August 8th, 2010 at 10:04 pmThanks for the comments guys. That paint job total cost me about $3500.00 but only because I did alot of it myself and hired daily help. People here locally pay 18k for smaller strip/paint jobs. Regarding making it back on the sales price it will be no problem. This house has a 100k budget and usually make a dollar for every dollar spent on the rehab.
Enplaned is right, we are finally headed back to SD soon, hopefully before Thanksgiving. I am thinking about targeting Golden Hill, South Park, Normal Heights and possibly City Heights. If anyone knows any other transitional, hip and eclectic areas where I might find neat old homes let me know. See you soon!
Tom Tarrant | August 9th, 2010 at 5:09 amGreat work, Tom. If you really want to cash in you might want to consider moving to San Francisco. The high detail (high cost/price) Victorian paint jobs are works of art. Much less stucco then there is in San Diego.
(As an aside, they are doing a mjor renovation of a house in my neighborhood and the retiree has had stucco put on. Looks completely out of place in a large East Coast city. Would look much better in Arizona or the Inland Empire.

chrisanthemama | August 9th, 2010 at 8:44 amTom,
Great work in San Antonio, loved the series. Best of luck back in SD!
I personally would like to see you tackle some of the bigger old classics in Kensington, Mission Hills, and maybe even Bankers Hill or downtown! There will probably be more inventory available in Golden Hill and Normal Heights, but those are more pedestrian.
Please blog about your SD flips!
Jim the Realtor | August 9th, 2010 at 10:54 amMy wife’s first comment was: “must have been a lot of caulking”. I’m so proud.
Awesome work Tom.
Jakob | August 9th, 2010 at 11:13 amCan’t wait to blog about the move and challenges of switching cities. Thanks for the support from everyone!
Tom Tarrant | August 9th, 2010 at 5:13 pmTom,
As everybody knows by now, I don’t like flipping…but I’d consider you a rehabber, not a flipper. You do a very nice job on your homes.
Hope you have a pleasant and easy move back to San Diego (not easy with a kid — a cute one, BTW!).
