Jim. 2010 is the year of the short sale. At least for us. After around 30 unsuccessful offers dating back to June of last year, we made an offer on a short sale in Carlsbad 3 weeks ago and already got our approval. We move in in 40 days!

What's the average closing time on a short sale these days? And do most of them actually close before being foreclosed upon?

“If 2009 was the year of the loan modification, 2010 will be the year of the short sale,” said Jim Klinge, a real-estate broker in San Diego, California.
-----------------

Let's hope so. Personally, I don't care if it's an REO, a short sale, or an original owner who has no need to sell for bubble prices...we just need more inventory on the market, and they need to price it based on that fact that 2005 is in the history books.
