When examining the pricing maze, you can also see a couple of bad comps throw a seller or buyer for a loop if they’re not aware of the background.
In a family-friendly, beach-close area like Terramar, where there has always been very low turnover, the last two sales on Los Robles could under-state today’s value, and the relatively under-satisfied demand around the beach (for cheaper homes) could surprise the next sale.

that dude Silver’s house is so pretty, I’d love to have an ocean view like that – HOWEVER, I hate that everyone and their momma is always parked in front and around that house and surfers, hikers and god knows what else is always trolling around there! That would drive me bat-poop-crazy!

He currently lives in Australia but was recently in Indonesia to meet up with my sister/BIL. A few years ago, we all even had the fun of seeing a picture of our “Surfer Boy” in Surfer Magazine…
