    Just curious – what was the square footage of that back unit? It was TINY. Did it have a bathroom? It could be used as an office, maybe… but without a bathroom, it would be hard to have a family member out there. And even the downstairs bed/bath wasn’t very accessible if the elderly parent uses a walker or wheelchair. It looked pretty tight/hard to maneuver.

    The extra 7′s are for the dual swimming pools. Overall the interior looks alot better than I expected. Why would the bank turn down a mid-600s short sale then auction it for low 500s?

    BTW Jim, I was in the area a couple of days after your original post, so I decided to drive by. Did you notice the ‘unique’ landscaping a few doors down at the corner of Buena Vista and Jefferson? I snapped a couple photos with my phone:

    I’d hit that with an FHA loan and 3.5% down, 2% of which I’d get kicked back from Redfin and another 1% of which I’d get from the homebuyer tax credit (soon to be doubled to $15k or 2%). Throw in some mortgage broker kickbacks and they’re actually paying me to take this house, and the taxpayer bears all the risk if the market doesn’t rebound and I decide to walk away.

    Just kidding about the Redfin, Jim. You’re the man.

  98. Franklin – yes, CA real estate is kinda coo-coo. HOWEVER, this house, as much as I adore it personally (bank almost took my short sale offer if you want to believe the listing broker), it just isn’t worth more than low 6′s, and that’s pushing it given the immediate neighborhood and vicinity to the freeway. The granny flat in the back is not permitted as such, either, so it can’t be considered official living space. I am VERY curious what the squalor parlor across the street is going to be in the near future since it recently changed hands… even with all the village redevelopment, this road is not here or there for an R1, which is what this is.

    all these number still seem CRAZY to me. but I guess that the world still is crazy. you look on zillow back 10 years on ANY house in socali and you see where the start price should be. then add 5 percent a year for 10 years to get the real honest fair value for any of these houses in socal. that means my lil townhouse bought exactly 10 years ago new in carlsbad at 150,000 would be selling for just under 250,000 today. the last one to sell (in 1 day) about a month ago sold for over 400,000. 400k-250k = the amount the market is STILL overpriced. and 5 percent a year is a very very generous appreciation rate (have all of you gotten 5 percent raises at your jobs each year for 10 years?) do you still HAVE your job??
