How many problems/disclosure items can you find?

(This is for training purposes only, and I hope the powers that be will allow the photo to be used)

I don’t know *anything* about construction… but to start with I’d guess:
1. No siding on the addition; bare chip board exposed.
2. The addition probably doesn’t have a permit.
3. The lower right corner of the addition appears to have water damage.
4. The rain gutter spout has nowhere to drain to, it just dumps onto the patio
5. Swimming pool empty. This isn’t good because when it rains the pool will tend to “bubble up” in the same way a plastic bowl in a filling bathtub will.
There’s probably two dozen others that someone with even a clue about construction can find.

Windows in the plywood addition have no flashing.
Pool tile falling off.
Crack seems to be forming between the deck and the pool.

lgs | January 5th, 2009 at 10:56 pmObvious poor construction on the addition requires immediate removal. Based on the style of window, I’m going to guess there’s a bathroom or kitchen in there and I’m not seeing a vent coming out of the roof which makes me wonder where the waste is going.
Is the area zoned for multiple family dwelling? Because it looks like there are 2 satellite dishes – which makes me wonder if it’s been chopped up inside.
Did someone enclose a veranda or porch to make another room where the windows are? – looks like the roof doesn’t slope enough so the water is coming down the walls around those windows. I’m going to guess the floor in there is frightening and a good candidate for mold.
The pool – looks like there’s a slide problem based on the crack between the cement and the edge of the pool. Likely have to demo the pool.

Wow, if that isn’t just valued at land minus demo costs, someone at the bank needs to put down the pipe.
