greenlander | December 12th, 2008 at 10:39 amIt’s interesting you’ve pointed out these basic maintenance issues, because an apartment complex is right on top of these things in-between renters. They’ll get 95% of the issues and do a pretty good job of cleaning compared to what you might see in a vacant house. I’ve noticed that often the longer the vacancy, the more you can tell.
What this says is that many banks aren’t efficient or even motivated landlords. Part of this is it’s just hard to admit that harder times are ahead and you need to start ramping up on loss mitigation efforts like squeezing the most out of REOs. It’s as if they wanted to sell their $10,000 car but can’t be bothered to pay for a $15 car wash. Trust me, it’s worth every penny.
It’s the same psychology that makes it hard to sell your stocks after massive losses, even in a potentially declining stock market. Most of your losses have already happened, so it’s hard to justify the possibility of selling to prevent further losses by selling.

What you are alluding to is the problem of empty housing. It deteriorates far faster than people imagine. IE houses and one summer is enough.

Your video about the smoke detectors reminds me of a Mitch Hedberg stand-up bit. If you don’t know who Mitch Hedberg is, you’re in for a treat, because I know you’re a big George Carlin fan (as evidenced by your video!).
This guy was one of the best comedy talents of all time. Too bad he ODed and died. Seems all the greatest ones always do.
