Oceanside, Then and Now

 

The low-end sales in Oceanside have increased quite a bit this year.  Here are the annual-closed-sales totals for detached homes under $300,000:

2003 = 354

2004 = 41

2005 = 6

2006 = 14

2007 = 31

2008 = 83, year-to-date

There are currently 226 active listings of detached homes under $300,000 in Oceanside – my, how times have changed!

  3. I remember in spring of 2004, when searches for 3/2 SFHs in 92057 (O’side) would only show 1-5 homes under $400k, and even those were usually priced in the $370K-$399K range. These homes almost always disappeared in a day or two, as those were the days of historically-low inventory and one-hour sales.

    The increasing sales numbers don’t really show increased sales as much as they show how far prices have dropped. We’ll see more sales in the low ranges simply because those low ranges haven’t even existed for a number of years. From what I’ve seen, 92057 is well into 2002 prices, and might be lower if holding DOM constant.

    I’ve said it before, if I were to buy something today, it would be in one of these lower-priced/harder-hit locations, as the risk for much greater declines is smaller than in the higher-end areas (though there is still plenty of risk), IMHO

  4. Could you compile same data for attached o’side, using 200 or 250 cutoff?
