SD House Talk Radio Show
Most of you know Steve and Kris Berg, real estate brokers with Prudential in Scripps Ranch and avid bloggers. For those who haven’t come across their witty blog (Kris was recently called “The Erma Bombeck of real estate bloggers” in the LA Times), click here for their take on zestimates: Link to San Diego Home Blog
Starting on Friday at noon we are combining forces and bringing our blog show to talk radio!
Look for more details between now and Friday, and/or click on the image below:

Well, that’s a little scary! Looking forward to it, Jim.
Kris Berg | March 12th, 2008 at 8:50 pmCute wife. Cute co-host. Life is good Jim!
SushiBroker | March 12th, 2008 at 9:03 pmBe careful the Berg’s are raging perma-bulls on housing. At least they used to be maybe they’ve seen the light.
shadash | March 12th, 2008 at 9:34 pmSorry, but my initial reaction is….*yawn*
PoorHouse | March 12th, 2008 at 10:34 pmIn one market I’ve been following, Zillow Zestimates are not only skewed, but seem to be too low for one model match and WAY too high for another. See what you think:
profhoff | March 12th, 2008 at 11:27 pmhttp://sloan.ucr.edu/2008/03/09/why-are-zillow-zestimates-so-wrong/
You guys have very different blogs, in content and commentators. I will try to tune in this Friday to hear some profound and entertaining (profaining?) content. JtR, be sure to ask Kris to comment on the "lower end".
Smithers | March 13th, 2008 at 12:42 amthe bergs are definately perma-bulls. they are also associated with the likes of greg "swine" of bloodhound realty and some bald guy that kept trying to push Idaho real estate.
the mix should be interesting.
ocrenter | March 13th, 2008 at 1:26 amOCR – thank you for your blog. I know my accolades, plus 4 dollars, gets you a latte at Starbucks, but I do appreciate your work.
You are right – this should be a good mix, maybe like "realtor cross-fire"?
Smithers | March 13th, 2008 at 2:41 amLet’s note that the ’swine’ has been removed from their blog roll, and a certain lower-case blogger has replaced it.
The first radio show will probably be unpredictable, but you can guess there is a wild card.
Kris and I had lunch together a couple of weeks ago, and we did a practice run last week just to test out the switchboard.
Her impression of me so far has been quiet and reserved, because I have respect. They sell more houses than I do, (they are top 25 in Prudential out of thousands of agents) and she deserves it.
But when the mike goes live, I’m going to tell it like it is – I always do, and always will.
Jim the Realtor | March 13th, 2008 at 4:01 amI am feeling so warm and fuzzy already. Perma-bull? Puleease! Just because Steve and I tend to avoid the extremes doesn’t make us extremists, and Jim will attest to the fact that I do not haves horns and a forked tail. This is starting to feel like one of those weddings where the two families detest each other. I am hoping a food fight doesn’t break out at the reception.
In any event, this should be fun – Either fun enough to make it a weekly or fun as in "things I should try once before I am dead."
Kris Berg | March 13th, 2008 at 1:34 pmglad to see the swine gone, first step in the rehabilitation of a realtor/blogger’s reputation.
ocrenter | March 13th, 2008 at 3:51 pmJust the facts after a 10 second search.
A property the Berg’s are currently listing is 17% over 2007 prices and since this house is in RP and it has seen a fortunate rise in prices it is now only 11% higher than the selling market. In case you thought this was a plum it’s a 1970 sqft house on a spacious 5k lot and it is 23 years old.
Pseudo | March 14th, 2008 at 5:03 amPseudo,
The home you reference went into escrow yesterday with multiple offers. You should have seen it – It was beautiful! Thanks for your concern, though.
Kris Berg | March 14th, 2008 at 1:22 pmWow what a great comment Kris. Nothing like alienating buyers.
1. We all know that most houses in the current market receive multiple offers. But what exactly were those offers? I bet a couple were for 100k less than the asking price. Just more smoke an mirrors that realtors use to justify a stupid price.
2. Unfortunately for buyers there’s still people willing to pay ridiculous prices for a house. But those people are getting harder and harder to come across. Eventually the tide will turn. (more than it already has) I’ll bet nobody that’s been waiting to buy since 2006 is regretting their decision now.
shadash | March 14th, 2008 at 1:58 pmAgain….*yawn*
I have a particular disdain for realtors, however in this case I find Jim to be overly refreshing and thus read his blog regularly. With that said, I have zero, repeat, zero interest in hearing what another realtor has to say on the internet or radio. Is that closed minded? Perhaps, but I trust Jim, his opinion and thats all that matters. Other realtors in my perception are irrelevant.
PoorHouse | March 14th, 2008 at 4:18 pm"Thanks for your concern, though."
Cute AND cocky. I like that in a Realtor.
SushiBroker | March 14th, 2008 at 4:37 pm>I bet a couple were for 100k less than the asking price.
Wrong again.
Kris Berg | March 14th, 2008 at 8:11 pmKris,
Go back to bloodhound blog and talk real estate to all the other people selling real estate while you talk about selling real estate. The reason there are buyers commenting here is because people like yourself aren’t trying to push RE down everyone’s throat.
shadash | March 14th, 2008 at 9:06 pmShadash,
That was rather hateful. The only reason I responded to the comment about the PQ listing is because it was a very negative comment and an accusation I didn’t deserve. I am not at all sure how you think I push real estate down everyone’s throat by simply making a comment on a colleague’s blog, but I am sorry that is somehow the perception I have left you with. Have a great weekend.
